01 // Aging Coles Crossing roof stock
Coles Crossing was built primarily 1997 to 2007 with original 25-year three-tab or early architectural shingles. Most original roofs are now at or past end of useful life. Second-generation replacements from the 2003 to 2010 window used early algae-resistant architectural products that have proven to age faster than the manufacturer ratings suggested. Either generation is a candidate for full replacement after any significant storm event in 77429.
02 // Decking and code upgrade
Original 1/2 inch CDX decking on late-1990s Coles Crossing builds has degraded from decades of moisture cycling and is below current Texas residential code (which requires 5/8 inch or equivalent fastener density). Most major insurance carriers cover decking replacement at 10 to 15 percent of squares as a standard allowance under code-upgrade coverage. We document decking condition during tearoff with photo evidence and submit supplements for any area that exceeds the allowance.
03 // Powered-fan retrofit
Many older Coles Crossing homes were built with powered attic exhaust fans that have failed and never been replaced, leaving the attic essentially unvented. We retrofit with continuous ridge venting and balanced soffit intake during replacement. This solves the underlying cause of premature shingle failure (overheated attic accelerates asphalt bleed and granule loss on the underside).
04 // Repeat claim documentation
Many Coles Crossing homes carry stacked claim history from Ike (2008), Harvey (2017), Imelda (2019), and Beryl (2024). Adjusters scrutinize repeat-loss properties.
