Cost by material type
Architectural asphalt shingles. $5.50 to $9.50 per sq ft installed. The default for 80 percent of Houston homes. 25 to 50 year manufacturer warranty depending on grade. Service life in Gulf Coast exposure: 18 to 22 years.
Designer / luxury shingles. $7.50 to $12 per sq ft installed. Heavier shingles (GAF Camelot, CertainTeed Grand Manor) that mimic slate or shake. Better wind rating, better warranty, more curb appeal.

Concrete tile. $10 to $18 per sq ft installed. Common in Sugar Land, Cinco Ranch, and high-end master-planned communities. 50 year service life when underlayment is replaced on schedule.
What drives the final number on your home
Roof complexity. Cut-up rooflines with multiple valleys, dormers, and skylights cost 15 to 30 percent more than simple gable rooflines. Every valley adds labor and ice and water shield material.
Pitch and walkability. Steep pitches (8/12 and above) require harnesses, slower work, and a higher labor charge. Most Houston tract homes are 6/12 or 7/12 (walkable). Custom homes are often 9/12 or 12/12.
Number of layers to tear off. Single layer tear-off is standard pricing. Two layers add roughly $0.75 to $1.25 per sq ft for additional dump fees and labor.
Decking condition. Most Houston roofs need 5 to 15 percent of decking sheets replaced during tearoff, especially at valleys and around penetrations. Honest bids include a decking allowance and an itemized rate per sheet over the allowance.
Story count. Two-story homes cost roughly 10 to 15 percent more than single-story for equivalent square footage due to staging, safety, and dump truck access.
What every honest roof estimate should include
A complete proposal should itemize: tear-off and dump, decking allowance and per-sheet overage rate, synthetic underlayment grade and brand, ice and water shield at valleys and penetrations, drip edge, starter strip, shingle line and color, ridge cap, ridge vent linear footage, pipe boot count and material, step and counter flashing, satellite reset, magnetic nail sweep, workmanship warranty term, and total contract price.
If a bid is one line that says "replace roof" with a single price, it is missing 80 percent of the scope. You will pay the difference in change orders.
When insurance pays for the replacement
Most Texas homeowner policies pay replacement cost value (RCV) for storm damage minus your deductible. Hail, wind, and fallen tree damage are typically covered.
