Houston Metal Roofing Installation Guide

Houston punishes roofs in a way most of the country does not. We get spring hail, summer UV that peaks near 11 on the index, hurricane-force wind driven horizontally with salt spray, and 95 percent humidity that never lets a roof dry out overnight. Asphalt shingles were designed for a temperate climate. On the Gulf Coast they age at 1.3 to 1.5 times their published rate.

A properly installed metal roof is climate-agnostic. Galvalume-coated steel does not absorb moisture, does not lose granules, does not curl at the tabs, and does not care about UV. The finish is the only wear surface, and Kynar 500 has held color and gloss on Houston homes we installed in 2003.

Standing seam is what most homeowners picture when they hear "metal roof." Vertical panels 12 to 18 inches wide, joined by raised seams that are either mechanically double-locked or snap-locked. No exposed fasteners in the field. Every clip is hidden under the seam, which means no rubber washers to fail at year 12 like exposed-fastener panels.

For Houston we spec 24-gauge steel (not 26 or 29), Galvalume AZ-55 substrate, and a full-strength Kynar 500 PVDF finish. Anything thinner dents on hail. Anything painted with a "modified silicone polyester" is a 15-year finish sold with a 40-year warranty full of exclusions.

Some Houston neighborhoods, particularly in the deed-restricted parts of Memorial, River Oaks, and older Kingwood sections, do not allow standing seam because it looks industrial. Stone-coated steel solves this. Panels are stamped to mimic architectural shingle, wood shake, or Mediterranean tile, then coated with acrylic-bonded stone granules. From the curb it reads as a premium shingle or tile roof. Up close it is a Class 4 impact-rated, 120-mph-wind-rated steel system. Decra and Boral are the two brands we install; both carry 50-year limited warranties.

Metal panels do not fail. Metal installations fail. Every catastrophic Houston metal-roof loss we have inspected after Hurricane Beryl, Harvey, or Ike traced back to one of four things: clip spacing too wide, fasteners into decking not into rafters, missing high-temp underlayment, or unsealed penetrations.

Our Storm-Hardened detail specifies concealed clips at 12 inches on center in the field and 6 inches on the perimeter (Miami-Dade HVHZ standard), #10 stainless pancake-head screws driven into structural framing at eaves and rakes, a full deck of Grace Ice & Water Shield HT (240-degree rated so it does not bleed asphalt at Houston summer temperatures), and butyl-taped closures at every ridge, hip, valley, and penetration.

Kynar-finished metal in a cool-roof-certified color reflects 30 to 70 percent of incident solar radiation and re-emits absorbed heat quickly. On instrumented Houston attics we measure 18 to 25 degrees F cooler at 3 PM in July compared to dark asphalt. For a 2,500 sq ft home that translates to $90 to $180 per year in cooling savings, and it shifts the HVAC duty cycle enough that many homeowners see the compressor last 3 to 5 years longer. Cool roof certified colors include Regal White, Cool Sandstone, Cool Sierra Tan, and specific darker shades that use IR-reflective pigments.

Metal panels expand and contract with temperature. A Houston roof cycles through 90 degrees of thermal movement between a January morning and a July afternoon. The underlayment beneath the panel absorbs that movement and provides the actual waterproofing layer. We install self-adhered high-temperature underlayment across the full deck, not felt, not standard synthetic, and not the 15-lb builder-grade underlayment that ships in the panel manufacturer's starter kit. High-temp SA underlayment costs $600 more on a typical roof and it is the single most important line item after the panels themselves.

Balanced ventilation matters as much on metal as it does on asphalt. We install a low-profile continuous ridge vent under a formed metal ridge cap, sized to match the vented soffit intake at a 1:300 net-free-area ratio. In Houston we upsize the exhaust slightly to help purge humid summer air. Skipping ridge ventilation on a metal roof will not shorten panel life, but it will cook whatever is stored in your attic and drive up cooling bills.

The 50-year number on a metal roof brochure is the paint finish warranty (non-prorated chalk and fade, typically 30-year film integrity and 50-year color hold on Kynar 500). The Galvalume substrate carries a separate 25 to 40 year rust-through warranty. Neither is the same as an installation warranty. Ask any metal roofer for their workmanship warranty in writing; a real one exists on letterhead, not a verbal promise.

Most Texas carriers offer 5 to 30 percent wind and hail premium discounts for Class 4 impact-rated metal roofs. To claim the discount you need a manufacturer certificate showing UL 2218 Class 4 impact rating and (for wind) UL 580 Class 90 uplift. We provide both certificates on every installation and will email them to your carrier directly. On a $4,000 annual homeowners premium in Cypress or Katy, a 20 percent discount is $800 per year, which recovers a meaningful chunk of the metal-vs-asphalt cost delta over the life of the roof.
