01 // Gleannloch Farms build history
Gleannloch Farms was developed by The Gleannloch Group starting in 1998 with build-out continuing through 2010. Production builders included David Weekley, Perry, Trendmaker, Newmark, and Highland. Across all builders we see the same first-generation patterns once roofs reach 15+ years: granule loss on south slopes, broken seal lines along the eaves, and decking nail back-out in the field. Most original roofs are now candidates for full replacement after any documented storm event.
02 // Gleannloch wind exposure
Gleannloch Farms sits in an exposed corridor that catches both the eastern edge of north Harris County hail tracks and the full force of tropical system winds. Beryl (July 8 2024) produced sustained 80+ mph winds across the community for 4+ hours. The May 16 2024 derecho produced 90+ mph gusts. Both events broke shingle adhesive seals across most Gleannloch roofs even where visible damage was minimal from the ground.
03 // Gleannloch ARC process
Every exterior change in Gleannloch Farms requires Architectural Review Committee approval. The community uses a defined roof color matrix that varies by section (Lakes, Glens, Manors, Villas). We carry the current approved color list and submit ARC packets with permit copies at no charge with every replacement contract. Standard color approvals run 7 to 14 days; we can start tear-off on conditional approval so the project does not stall.
04 // Multi-event Gleannloch claim history
Many Gleannloch homes carry stacked claim history from Ike (2008), Harvey (2017), Imelda (2019), May 2024 derecho, and Beryl (2024). Carriers scrutinize repeat-loss properties. Our pre-claim documentation separates pre-existing wear from new storm-attributable damage clearly, which is what adjusters need to pay clean claims without delay or denial.
