Hail belt (NW Harris, Fort Bend)

Cypress, Katy, Sugar Land, Spring, and Tomball sit inside the densest hail corridor in the Houston metro. April 2024, May 2022, and March 2023 all dropped 1.5+ inch hail across 77433, 77449, 77494, and 77479. Most homes here are 5 to 15 years old with builder-grade three-tab or low-end architectural shingles still in place. Class 4 impact-resistant shingles cut hail damage roughly in half and unlock a Texas insurance premium discount on most carriers.

Hurricane zone (Bay Area, Brazoria, Galveston)

League City, Friendswood, Pearland, and the coastal track see the named-storm wind problem more than the hail problem. Hurricane deductibles run 1 to 5 percent of dwelling coverage (a $400,000 home can carry a $20,000 deductible at 5 percent). The old roofs hide rotten decking, knob-and-tube wiring near attic penetrations, and original galvanized flashing that has not held water in 40 years. The new builds carry first-generation install defects that builder warranties usually cover for the first 10 years. Either way, the inspection has to actually go in the attic.
